What To Do If Your Home Isn’t Selling

Selling a property should be easy, right? From the minute you put your home up for sale, there should be people lining up around the block to come and check it out, starting a bidding war for the keys. Except it doesn’t always work like that. While some homes can sell quickly, the reality is that it takes time. The economy can have a big impact on the real estate market, or it could be that your home just doesn’t stand out enough. 

So what do you do if your home is a little slow to sell? Here are some tips that could help you increase viewings and help your home appeal to buyers.

Improve your listing

If your home has been on the market for a while, it’s time to look at your listing. Could you improve the copy? Add a video tour? Another option is to refresh your photos, using a real estate photographer to capture your home in a way that appeals to buyers. An updated listing could help your home stand out more amongst other listings, leading to viewings that might just seal the deal.

Stage an open house

An open house can be a great way to increase interest in your property, helping you get through multiple viewings at once and hopefully make a quick sale. To make the right impact, you’ll need to stage your home by getting it into a great shape and giving it the ‘show home’ treatment. A good decluttering and removal of any personal items can give buyers the space to envision themselves in the property. You could involve a staging company to help you out, giving your home the expert touch that could lead to a successful open house. 

Drop the price

If several months have passed since your home went up for sale, it could be time to look at the price. Improper pricing is one of the common mistakes to make when selling your home, and may mean your home is priced above what others deem it’s worth. Reevaluate the market in your neighborhood and talk to your realtor to see if you can drop the price. You may find that even a small reduction is enough to make a difference. 

Change your real estate agent

Sometimes a slow sale isn’t down to the property; it’s down to the real estate agent. Not all agents are created equal, so if you feel like yours is letting you down, it’s time to go with someone else. Finding the right real estate agent is important – you want someone who sees potential in your property and has the drive to make the sale. Just remember to check the terms of your agreement, as there may be a penalty involved for switching. However, if it means your home sells quicker, this could be a small price to pay to get the sale over the line. 

Selling a home isn’t always easy, and if your home is taking a while to get moving, it might be time to reassess. From refreshing the listing to dropping the price, one change can make all the difference so that you can finally sell your home and move forward with buying your next one.
