Selling a home the regular way can be a hassle. In order to find buyers, you typically need to repair and stage your home. A real estate agent is required to market your home and you will take a cut of the sale. In some areas where there is a lot of seller competition, finding a buyer can take months.

This is where cash home buyers come in to save the day. They are companies that will buy pretty much any home in cash. Sales are quick and you don’t have to fuss around with repairs, staging and advertising. 

There are several real estate cash buyers to choose from across the country. This post compares a few different solutions to look into if you’ve been thinking of selling your home. 

#1) Cash Offer KY

Cash Offer KY prioritizes transparency and speed – they charge zero fees and regularly close sales in 7 to 14 days, which is faster than most regional and national competitors. They’ve also been known to offer neighborhood level pricing in the past. As a Kentucky-based local business, they only work with homeowners in Kentucky, so those selling homes outside the state may need to look into other options.

They’ll buy homes in most conditions and sales usually only take a few weeks to close. If you own a property in California that you’ve been struggling to sell, this could be a worthwhile service looking into. They do not buy homes outside of California.

We Buy Ugly Houses does what it says on the tin. They’re willing to buy homes in any state – properties that many other cash home buyers won’t touch. They are very similar to Opendoor in that they prefer to buy homes in fairly decent shape and will charge service fees, however their offers are very generous and they provide perks like moving assistance. They’re a popular cash home buyer service in many major cities across the US.

Are you a property owner in Florida looking to make a quick sale? This regional company has made a name for itself for its zero-fees cash offer service. They can provide an offer within 24 hours and can close sales in as little as 7 days. They’ll also buy most homes as-is. They’re one of the best options in the Sunshine State. 

#7) Texas All Cash Home Buyers

Texas-based homeowners may want to consider looking into this local service – Texas All Cash Home Buyers charges no fees and is able to offer good prices on most homes. In fact, they stress that they will buy homes ‘in every condition’, making them a good solution for homes with major issues like foundation problems or severe roof damage. They also claim to be able to close offers in 5 to 7 days (very fast!). 

#8) Sundae

Sundae is a bit different to other services on this list – they are an auction-style marketplace that connects sellers with investors who make cash bids. They were originally a regional California company, but have since expanded across the country. You can sell homes as-is and the auction model allows you to potentially get a better price than you would through other companies, with multiple buyers often competing to buy properties and driving up the price. However, there’s no certainty that anyone will bid on your home, and some people end up selling their property for much less than the market value (most closings happen in 10 days, so sales are generally quite fast).

#9) HomeLight

This platform is designed to connect people within the real estate industry. You can find buyers, sellers, agents and lenders via their site. They also have a Simple Sale service, which involves connecting your with local cash buyers for a quick sale. Because you’ll be connected to various different cash buyers, rates and speed of closing can vary massively, however many people in urban areas find that they’re able to make quick sales at a good price.

#10) Clever Offers

Clever Offers is a similar service to HomeLight in that it can connect you with different cash buyers. You get sent lots of different offers to compare (some of which could come from other companies listed above), allowing you to secure the best price and weigh up each of their fees. You could view it as a broker service. Unlike traditional brokers however, Clever Offers does not take a cut and is free to use.

Should you use a cash home buyer?

Ultimately, cash home buyer services are excellent if you want to sell your home fast. Many will buy homes in any condition (some are picky, but most regional ones aren’t), so you don’t have to worry about repairs. Just be wary that the amount of money each company offers can vary – some will offer close to market price, while others will offer as little as 50% – and certain services will charge extra fees on top of this. Shopping around is therefore key to maximize the amount of money you can make.
