While the properties you’re working with are important, the relationships you build with clients and potential buyers are equally important. Impressing clients and buyers so that they trust you to do right by their homes is essential. Learn how to impress potential buyers at your next open house.

Create Ambience

You want potential buyers to feel like this could be their next home, so make the open house an experience, not a simple tour. To create a good experience, you have to create an ambience. Ambience is the atmosphere of a place, and every detail contributes to the ambience. While you can’t make too many big changes, there are some details you can change to create a good ambience.

Invest in a scent for the open house. For example, you can choose a dough bowl candle to distribute fragrance throughout the home. Or place fresh flowers or other kinds of plants in different rooms, especially communal areas and bathrooms. Also, remember to check the thermostat so that the home stays at a comfortable temperature while the guests flow in and out.

Go Beyond the House

The house isn’t the only thing that’s going to help you impress potential buyers. You need to go above and beyond to make them feel ready to move into the home and the area. Offer a local tour at the end of the open house for any guests who are unfamiliar with the area.

Some people will want to know about bars and restaurants, while others will want to know about parks and golf courses. Make sure you have a little something for everyone on your tour and end back at the house so that they can get the right perspective of how far they are from the places they loved most on the tour.

Guests are obviously hoping to get quite a lot out of an open house since they’re looking for their next home. But there’s going to be only one lucky buyer, so you need to make sure that everyone feels appreciated. Party favors are a great way to do that.

You can provide simple, unspecific party favors, like a favorite local candy, or offer something from your brand. The key isn’t in what you give but in how you give it. No matter what party favors you’re giving out, try to personally hand them to people, hype up the gift, and thank them for their presence. Also, slip your business card into your goodie bags as well so that they won’t have any problem contacting you.
